We start with a thoughtful buyer consultation focused on you. This is where I take the time to get to know you, your goals, your ideal lifestyle, and what you truly want in a home. We’ll talk through location, price range, size, age, lot preferences, and the features that matter most to you. From there, we’ll create a clear and realistic wish list to guide your search.

An important part of this step is getting pre-qualified or pre-approved with a lender. Knowing your comfortable price range upfront helps us focus on homes that truly fit your budget and avoid wasting time on options that don’t. If you need lender recommendations, I’m happy to connect you with trusted local professionals to help you get started.
This is where the fun begins. Using the Multiple Listing Service, I stay on top of new listings as they hit the market so you don’t miss opportunities. I can also set you up with a customized email search that delivers homes matching your criteria directly to your inbox, keeping you informed without feeling overwhelmed.

As you narrow in on properties that catch your eye, I take care of the details so you can focus on the big picture. I will:

Once you’ve found the right home, we’ll prepare a strong, well-crafted offer. While many terms are standard, strategy and negotiation play a key role in securing the best outcome.

Price
Your offer is guided by market conditions, the home’s condition, buyer demand, and seller motivation. I’ll help you determine a competitive price that feels right for you.

Move-In Date
Flexibility on timing can strengthen your offer without increasing the price.

Personal Property
Items such as appliances or features may be included or negotiated. I’ll help you decide what matters most and structure those terms clearly.

After the offer is presented, the seller may accept, reject, or counter. Counteroffers are common, and this is where experience makes a difference. We’ll review each step together, adjust thoughtfully, and keep your goals front and center.

Spanning more than 50,000 acres of water and reaching depths of up to 185 feet, Lake Hartwell is one of the largest and most loved lakes in the Southeast. The shoreline is framed by more than 23,000 acres of protected land, much of it owned and managed by the Army Corps of Engineers, helping preserve the lake’s natural beauty and long-term value.

I’ve lived in the Lake Hartwell area for 27 years, and that local knowledge shapes everything I do. I understand this market, the communities around it, and the unique considerations that come with lake, land, and lifestyle properties. Before real estate, I built my career as a counselor. I earned a Bachelor of Science in Education from the University of Georgia and a Master of Education in Counseling from Augusta State University. That background taught me how to listen, ask the right questions, and help people create clear paths toward their goals. Those skills continue to guide how I work with clients today.

Real estate is both my profession and my personal investment. My husband and I own a farm along with residential and short-term rental properties, including two on Lake Hartwell, one in Athens, and one on Fripp Island, South Carolina. Because I’ve been in your shoes, I understand firsthand what it takes to invest in real estate and successfully operate short-term rentals.
